In modern urban development, residential and commercial functions represent humanity's most fundamental spatial demands, forming the basic framework of urban functionality.
Within Korean society, the concrete manifestations of these two demands are public housing—the most prevalent form of collective residence—and traditional markets—long-standing commercial spaces with deep historical roots. While both have served as foundational social service providers characterized by single functionality over extended periods, accelerating urbanization has exposed their limitations.
The intensifying land price escalation and severe land scarcity resulting from population concentration in the Seoul metropolitan area have led to increased operational costs for existing public housing and markets, coupled with a failure to meet diversified demands, culminating in a crisis of potential replacement. These contradictions highlight the urgency of transitioning towards functional diversification in urban spaces. A core challenge facing the Seoul metropolitan area is that single-function buildings fail to efficiently utilize scarce land resources and struggle to satisfy residents' complex spatial needs.
The declining appeal of public housing due to functional simplification and the reduction in traditional market visitors caused by rigid business models are further exacerbated by land price pressures. The shortage of building plots in high-density cities necessitates a shift towards an intensive urban planning model. It is imperative to dismantle traditional spatial boundaries through functional diversification to enhance land-use efficiency and revitalize communities. Mixed-Use Development (MXD), an urban planning concept integrating residential, commercial, office, and cultural functions, offers an effective solution to the aforementioned problems.
Its core principles involve the highly efficient utilization of land resources through vertical and horizontal functional layering and the regeneration of spatial vitality. Specifically, the integration of residential and commercial functions contributes to mitigating land price pressures. The resident population within housing complexes provides a stable consumer base for commercial facilities, while commercial revenue offsets the operational costs of the residential areas, forming a virtuous cycle.
Based on the theoretical framework of MXD, this study systematically analyzes the resource allocation models and business combination mechanisms inherent in spatial function integration, constructing two distinct mixed-space models: a residential-function-led type and a commercial-facility-dispersed type. Through comparative analysis of domestic and international case studies featuring collaborative development between public housing and traditional markets, the study elucidates the dynamic equilibrium effects of vertical layering and horizontal penetration on enhancing land efficiency.
In response to the dual challenges of land price escalation and land scarcity, the study proposes mixed-use solutions centered on the functional modular reorganization of space.
