가로주택정비사업 조합원의 만족도에 영향을 주는 요인을 분석했다.

This study aims to identify the factors influencing project satisfaction among cooperative members participating in street housing redevelopment projects. Drawing on prior research, the study focuses on two contrasting determinants—expectations and conflicts—to examine how these factors shape overall satisfaction. In Korea, street housing redevelopment projects constitute one of the main types of small-scale residential redevelopment, implemented through resident-led cooperatives to improve aging low-rise housing blocks.

Empirical data for this study were collected through online and offline surveys of cooperative members involved in street housing redevelopment projects that were being promoted or had been completed in Michuhol-gu, Incheon Metropolitan City. First, higher expectations about how the project would be managed were associated with greater project satisfaction. Among the sub-factors, perceived project speed and trust in the project organization showed statistically significant positive effects on satisfaction. In contrast, communication displayed a negative regression coefficient but did not reach statistical significance, leading to the rejection of the corresponding hypothesis.

Second, expectations regarding project performance did not have a statistically significant effect on satisfaction with street housing redevelopment projects. None of the sub-dimensions—improvement of the residential environment, project profitability, and social reputation—showed significant relationships with satisfaction, suggesting that performance-related expectations play a relatively limited role in the formation of satisfaction in this context. Third, conflicts among cooperative members and conflicts with administrative agencies had statistically significant negative effects on project satisfaction.

Higher levels of both internal (member-to-member) conflicts and external conflicts with administrative bodies were associated with lower satisfaction levels, underscoring the importance of conflict management throughout the project process. In conclusion, this study identifies key determinants of project satisfaction among cooperative members engaged in street housing redevelopment projects. Expectations regarding project operation enhance satisfaction, while conflicts among cooperative members and with administrative agencies reduce it, whereas expectations regarding project performance exert relatively weak influence.

Based on these findings, the study proposes policy and practical implications, emphasizing the importance of strengthening procedural transparency and trust in project operation, establishing stable information-sharing and communication channels, and institutionalizing conflict management mechanisms. These results can serve as foundational data for future research and policy-making related to street housing redevelopment and other housing renewal projects. However, the study has several limitations.

The survey participants were confined to cooperative members in street housing redevelopment projects in a single district (Michuhol-gu, Incheon), and the sample is somewhat skewed toward projects in the completion stage, which constrains the generalizability of the findings. In addition, due to the sample size, the number of explanatory variables, and the potential for multicollinearity among performance-related variables, expectation and conflict variables were analyzed in separate regression models, and the integrated influence structure assumed in the theoretical research model could not be fully tested.

Future research should broaden the study area and participant pool and employ more comprehensive analytical approaches, such as integrated multiple regression models or structural equation modeling that simultaneously include all relevant variables. 이를 위해 선행연구에서 제시된 기대와 갈등 요인에 주목하여, 상반된 성격을 갖는 요인들이 조합원의 사업만족도에 어떤 영향을 미치는지를 규명하고자 하 였다. 분석 자료는 인천광역시 미추홀구에서 가로주택정비사업을 추진 중 이거나 완료한 구역의 조합원을 대상으로 실시한 온·오프라인 설문조사 를 통해 수집하였다. 분석 결과, 첫째, 사업운영에 대한 기대는 가로주택정비사업 만족도에 정(+)의 영향을 미치는 것으로 나타났다. 사업운영에 대한 기대의 하위요 인 가운데 추진속도와 신뢰는 가로주택정비사업 만족도에 통계적으로 유 의한 정(+)의 영향을 미쳤다. 반면 의사소통은 회귀계수 부호가 부(–)의 방 향을 보였으나 통계적으로 유의하지 않아 해당 가설은 기각되었다. 둘째, 사업성과에 대한 기대는 가로주택정비사업 만족도에 통계적으로 유의한 영향을 미치지 않는 것으로 나타났다. 주거환경 개선, 사업성, 사 회적 평판 등 사업성과 기대의 하위요인 모두 만족도와의 관계에서 유의 성이 확인되지 않았다. 셋째, 조합원 갈등과 행정기관 갈등은 가로주택정비사업 만족도에 부(–) 의 영향을 미치는 것으로 나타났다. 두 갈등 요인 모두 수준이 높을수록 조합원의 사업만족도는 낮아지는 경향을 보여, 사업 전 단계에 걸친 갈등 관리의 중요성을 확인할 수 있었다.

결론적으로 본 연구는 가로주택정비사업에 참여 중이거나 참여를 완료 한 조합원들을 대상으로 사업운영에 대한 기대, 사업성과에 대한 기대, 조합원 갈등, 행정기관 갈등이 가로주택정비사업 만족도에 미치는 영향을 실증적으로 검증하였다. 종합하면, 사업운영에 대한 기대는 만족도를 증 진시키는 요인으로, 조합원 갈등과 행정기관 갈등은 만족도를 저하시키는 요인으로 작용하였으며, 사업성과에 대한 기대는 상대적으로 영향력이 제 한적인 것으로 나타났다. 이러한 결과를 바탕으로 사업운영 과정의 신뢰 성과 절차적 투명성 강화, 갈등관리 체계의 구축 등 정책적·실천적 시사 점을 제시하였으며, 향후 가로주택정비사업 및 주택정비사업 관련 연구와 정책 수립을 위한 기초자료로 활용될 수 있을 것이다. 다만 본 연구는 조사대상이 인천광역시 미추홀구의 가로주택정비사업 조합원에 한정되어 있고, 표본이 사업 완료 단계 조합원 비중이 상대적으 로 높은 편이라는 점에서 일반화에 한계가 있다. 또한 표본 수와 설명변 수 수, 다중공선성 가능성 등을 고려하여 기대 요인과 갈등 요인을 분리 된 회귀모형으로 분석함으로써, 이론적 연구모형에서 가정한 통합적 영향 구조를 완전히 검증하지 못한 한계가 있다. 향후 연구에서는 조사대상 지 역과 표본을 확대하고, 모든 요인을 포함한 다중회귀분석이나 구조방정식 모형을 활용함으로써 보다 정교한 분석을 수행할 필요가 있다.
