민간 APT 개발사업의 용지취득 제도의 문제점과 개선방안에 관한 연구

민간 아파트 개발사업의 용지취득 제도 개선을 연구했다.

The scarcity of housing-lands which has been affected in the process of urbanization in Korea has intensified. The demand for urban housing-lands was increasing rapidly. The absolute quantity of housing-land has exposed its loopholes. The nearest housing-land development is driven Public section but it has many problem in defference of field's demand due to the stiffness of government employees and complicated process of decision. This study presented some enhancement, under condition of Korean's mayor residential form exchanges from single residence to condominium, on the point at issue of acquisition system of lot for development of commercial condominium.

First, Activation program of land development in commercial part. In joint-undertaking, the authority and role of commercial part must be enlarged, progressive application of expropriation and substitute lot, etc. Second, The downward adjustment and smooth supply of capital. in this study considered introduction of small and medium sized project financing loan and participation of foreign commercial capital. Third, Cost-sharing system for the public facilities in residential development.

the installization of the public facilities must be considered regional and areal specificity of the individual project, a sufficient conference must be needed for each the local self-government and commercial developers.
