철도부지 낙찰가격 결정요인에 관한 연구 : 주차장용지를 중심으로

철도부지 주차장용지의 낙찰가격 결정 요인을 분석했다.

역사를 범위로 노선별 경부선, 경원선, 경의선, 경춘선, 안산선, 경강선, 수서고속선, 경인선, 고속선, 일산선, 교외선, 분당선, 수인선, 과천선, 중앙선을 노선을 잡고 사용목적을 유료주차장으로 정하였다. 산정기준 2018년부터 2023년 3월까지 거래된 509건을 표본으로 사용하였다. 종속변수는 면적당 낙찰가격으로 설정하였고, 선행연구를 바탕으로 독립변수를 지역특성, 토지특성, 입지특성, 인구특성, 기타특성으로 분류하였다. 각각의 특성들을 하위변수들로 세분하여 헤도닉 가격 모형을 통해 실증분석을 하였다. 분석한 결과 낙찰가격에 대해 노선, 지역, 면적, 접면도로, 문화시설 수, 접면도로의 폭 유동인구, 주거인구, 자동차 등록 수, 공원까지의 직선거리는 낙찰가격에 대해 양(+)의 영향을 미쳤으며 입지특성인 지하철, 역사, 터미널까지의 직선거리는 낙찰가격에 대해 음(-)의 영향을 미치는 것으로 나타났다. 본 연구는 공공기관부지의 낙찰가격의 실제 거래 사례를 바탕으로 낙찰가격에 미치는 결정요인을 분석하였다는 점과 다른 논문들과 달리 유료주차장을 기준으로 변수를 설정하였다는 것, 또한 각각의 철도 노선을 반영하여 각 요인들이 낙찰가격에 미치는 영향을 분석한다는 점에서 차별성을 가진다.

Gyeongbu Line, Gyeongwon Line, Gyeongchun Line, Ansan Line, Gyeonggang Line, Suseo Express Line, Gyeongin Line, Ilsan Line, suburban line, Bundang Line, Suin Line, Gwacheon Line, and Jungang Line were set as paid parking lots. Based on calculation, 509 cases traded from 2018 to March 2023 were used as samples. The dependent variable was set as the winning bid price per area, and based on previous studies, independent variables were classified into regional characteristics, contract characteristics, population characteristics, location characteristics, and land characteristics.

Each characteristic was subdivided into sub-variables and an empirical analysis was conducted through a Hedonic price model. As a result of the analysis, the area, contact road, number of cultural facilities, floating population, residential population, number of car registrations, and distance to the park had a positive (+) effect on the winning bid price, and the straight distance to the subway, station, and terminal had a negative (-).

This study differs in that it compares and analyzes the determinants of the successful bid price of public institutions based on actual transaction cases, sets variables based on paid parking lots, and examines how each factor affects the successful bid price by reflecting each railway line.
