The rapid advancement of artificial intelligence and the acceleration of digital transformation have facilitated the widespread adoption of platform‑based services across numerous industries, leading to a reconfiguration of the platform‑oriented economic landscape. Although the real estate sector has long been regarded as a low‑technology industry due to persistent information asymmetry, intricate transaction procedures, and stringent regulatory frameworks, the emergence of diverse real estate platforms has markedly improved consumer access to market information.
Despite this progress, many platforms remain confined to listing‑centered services and do not adequately provide essential transaction‑safety mechanisms such as automated registry verification, rights‑relationship analysis, or risk‑index generation. These functional limitations continue to contribute to consumer harm, including fraudulent listings, lease deposit losses, and unauthorized brokerage activities, thereby increasing the overall burden on compensation systems.
At the same time, the expansion of platform usage has diminished the informational advantage traditionally held by licensed real estate agents, intensifying structural vulnerabilities among small brokerage firms through increased marketing costs, declining professional service quality, and the emergence of risks associated with direct consumer‑to‑consumer transactions. This study seeks to identify critical factors that enhance brokerage competitiveness and reinforce transaction safety within this rapidly evolving platform environment. To this end, an AHP analysis was performed based on responses from 35 domain experts and 40 brokerage practitioners.
Four primary criteria—economic efficiency, reliability, accessibility, and timeliness —were established to derive weighted priorities. The findings reveal that reliability, particularly the accuracy and integrity of property information, along with economic efficiency, constituted the most influential determinants. The results further demonstrate that qualitative improvements in platform functionalities, including automated risk‑verification technologies, enhanced data accuracy, equitable exposure algorithms, and real‑time information updates, are essential for strengthening the competitiveness and sustainability of brokerage services.
The study contributes to the literature by empirically examining the interaction between real estate platforms and traditional brokerage practices, thereby providing strategic guidance for the long‑term development of the brokerage industry. Emphasizing the need for PropTech solutions that address not only information asymmetry but also systemic transaction risks, the research offers foundational evidence that supports the restoration of trust within the real estate ecosystem and the strengthening of consumer protection mechanisms.
Moreover, the implementation of such systems is shown to serve broader public objectives, including the prevention of compensation‑fund depletion and the enhancement of institutional safeguards.
