아파트 분양가상한제의 적정성과 가격 규제 효과를 검토했다.

This paper studies price regulations of apartments in Korea. At the study I analyze the appropriateness of the price ceiling of distribution of apartments. This price regulation of apartments have a bad effect on both consumers and producers of apartments, because of deteriorating quality and shortage of supply of apartments, and deepening instability of real property markets in Korea. The methodology of this paper consists of 1) consideration of prior study literature, 2) case studies, and 3) my experience. The focus of this study is on producers' viewpoint. Because they produce and supply various apartments.

The goals of this study are 1) to define the concept of the distributive price ceiling exactly, 2) to disclose all problems of the distributive price ceiling boldly, 3) to analyze the effectiveness and appropriateness of the distributive price ceiling thoroughly, 4) to suggest some policies of improvement of the distributive price ceiling rationally. Chapter 1 begins with an introduction to the motives of this study, the issues, the methodology, and goals. Chapter 2 examine basically the distributive price ceiling in view of concept, background, transition process in Korea. Chapter 3 analyzes the effectiveness and appropriateness of the distributive price ceiling of apartments.

In addition, chapter 3 investigates thoroughly the appropriateness of the method of evaluating the ceiling of distributive price apartments. Chapter 4 deals some cases of applying the distributive price ceiling of apartments concretely. Chapter 5 offers various problems of improving the distributive price ceiling of apartments, and some polices of improving the distributive price ceiling of apartments. Chapter 6 contains the summary and conclusion of this paper and suggests some possible directions for future research.

Especially at this paper I concludes that the current distributive price ceiling in Korea ought to be discarded as soon as possible because of its non-appropriateness and ineffectiveness.
