주택거래신고제의 정책 효과와 주택가격·투기 억제 효과를 분석했다.

영문초록:The purpose of this study aims to analysis the effect of housing transaction declaring system. Housing transaction declaring policy is enacted in order to restrain housing price and speculative demand. Starting next year, Real Estate real transaction price system will come into effect. Therefore this study would be helpful toward understanding how to set up housing policy to control speculation. The author uses city-level data from 1998.1 to 2005.9 to examine whether housing transaction declaring system is effective at limiting speculation and housing price. To measure the policy effect, housing price change rate and other macroeconomic change rate.

Other variables affecting policy goals are drawn which is macroeconomic and regional variables. This study has a finite set of variables: as such it is not possible to test plausible explanations in housing price and amount of housing transaction. This study presents panel-based evaluations of housing transaction declaring system , which address the potential methodological limitations of previous studies. The result of this study indicate housing transaction declaring system decreased housing price. But housing transaction declaring system was in forced in short term, so we will watch the effect of housing transaction declaring system.

But if Real Estate real transaction price system will come into effect from next year, real estate data will be built. If that happens, Real Estate market will be effective and open and aboveboard
