GIS 기반의 인터넷 부동산 시스템의 설계 및 구현

GIS를 활용한 인터넷 부동산 정보시스템을 설계·구현했다.

부동산 정보는 현실 생활에서 많은 비중을 차지하고 있어 많은 사람들이 관심을 가지는 정보이다. 또한 부동산 정보는 정보의 변화가 많으며 실 시간적인 성향이 짙고 지리적 특색이 상당히 강하여, 이러한 특징은 기존 정보의 매개체인 정보지와 부동산 공인중개사 사무소에서 취급하는 형태로는 한계가 있다. 이에 대한 해결책으로 Internet-GIS시스템을 활용한 인터넷 부동산 시스템의 도입이 필요하다. 본 논문에서는 인터넷 비즈니스 시스템을 설계할 때 고려되어야 할 사항을 고찰하고, 인터넷 부동산 비즈니스 시스템을 구현하였다. 인터넷 부동산 시스템은 정보의 효율적인 관리를 위하여 인터넷 부분과 Local 관리부분을 분리하였다. 인터넷 관리부분은 Web을 통하여 최종 사용자에게 공개성 부동산 정보를 제공하며, 이를 관리한다. Local 관리부분은 부동산 중개업체가 관리하는 비공개성 정보를 관리하며, 두 부분은 서로 연동이 가능하다. 본 시스템의 특징은 공개성 정보와 비 공개성 정보의 차별화를 모색하여 부동산 거래 혹은 정보가 필요한 최종 사용자에게 고급의 정보를 제공하는 실용적인 인터넷 부동산 비즈니스 시스템이다. Real estate information is always imported in large part of our life and is always interested.

The estate information is changed dynamically and is needed to process in real time, and has geometric characteristics. So traditional processing methods based on papers and estate transaction agency are limited to get the information. Therefore it is necessary to introduce new information system which provides the real estate information based on Internet-GIS. This paper reviews the factors which should be considered when we design internet business system and implements and internet real estate system(IRES) based on Internet-GIS. The IRES consists of internet management and local management.

Internet management part supports shared information and Local management part manages private information of estate transaction agency. So this IRES supports very useful information in end user and in real estate transaction agency for people need real estate transaction.
