비모수 통계검정을 이용한 토지 실거래가 이상치 탐색에 관한 실증분석 연구

토지 실거래자료의 이상치 탐색에 적합한 통계검정 방법을 분석했다.

본 연구는 서울 토지시장을 대표할 수 있는 통계지표를 개발하는데 적합한 토지 실거래자료를 충분하고 적절하게 구축하기 위해서는 어떤 통계적 방법을 이용하여 데이터의 이상치를 탐색하는 것이 가장 합리적인지 알아보는 것을 목적으로 한다. 토지 실거래가격 대비 공시지가 비율을 산출한 후, 비모수 통계검정 방법을 이용하여 이상치 탐색을 실증분석한 결과, 국제과세평가사협회의 부동산 비율분석 기준 및 서울 토지 실거래자료의 정제수준을 고려하였을 때 상하한 15.0% 절사방법이 가장 적합한 것으로 나타났다. 토지 실거래에 관한 세부적이고 구체적인 정보가 제공된다면, 보다 정확한 분석결과 도출과 함께, 안정적이고 신뢰성 있는 토지시장 통계정보를 개발할 수 있을 것이다. The purpose of this paper is to determine the most appropriate method of outlier detection which is a nonparametric statistical test.

This enables us to collect and construct the data on the land information, including real prices in Seoul, and ultimately to develop statistical indicators of the price movements in the land markets of Seoul. As part of this process, the assessed value-to-real price ratio was calculated, and then outliers were detected respectively based on ten approaches. Empirical analysis shows that the each 15% trimming method as the upper and the lower bound is most reasonable, considering both the ratio study standards of International Association of Assessing Officers and the refinement level of land data.

Releasing the more detailed and specific information on the land is required to present the more accurate analysis results and develop the reliable statistical indicators.
