초록
The real estate business, from its first conception, has always been considered and understood to be speculative dealings. As the world begins to change, so has this understanding. Nowadays, the role and the emphasis of this industry have shifted to one that requires practical and technical skills, which demands consultants with both knowledge and experience in the field. Currently, Korea is suffering from the problem of not having trained personnel in the industry. Not only do the consultants lack proper training, the industry itself also lacks appropriate business models and support systems. The real estate industry in Korea is one of chaos and confusion, which reduces consumer confidence.
As the entrance of foreign owned agencies, with their ample funds and experiences, increases, fierce competition ensues and there is now a pressing need for local firms to better train their agents. The purpose of this thesis is to examine ways in which consulting businesses can improve their business operation. The basic theory of consulting is discussed, an analysis of the current situations in domestic and foreign-owned firms is executed, and the rudimentary problems of Korean consulting businesses are explored. Various research techniques have been applied to this study, but mainly literature reviews of related documents, theses, research papers, and academic data are conducted.
The main problem areas of this research are identified as follows: 1. Legal and institutional unpreparedness; 2. Lack of training programs; 3. Consumer's lack of understanding of the Industry; and 4. A decline of competitiveness due to the deregulation of the Industry. To remedy these problems, this paper offers the following solutions: 1. Transparency and training are key to better prepare consultants; 2. An expansion of systematic training programs, and the fostering of expertise in the field are strongly recommended; 3.
Intense public relations campaigns should be conducted to build and improve consumers awareness of the industry, and to instill a sense of trust in the business owners; and 4. Strengthening competitiveness through a more systemic support system and network. During the research of this paper, it has been found that previous studies have not completely deliberated on the problems recognized here. Whilst it is the endeavor of the author to be as possible, it is obvious that further research needs to be carried out for a more complete analysis.
