초록
This study analyzed the characteristics of the vacant space problem in commercial and residential areas in housing development districts, using the Cheongsu district in Cheonan, South Chungcheong Province, as an example, and attempted to present a practical revitalization plan to solve this problem. Vacant space on the first floor of a commercial street in a housing development district is a problem that frequently occurs in housing development districts in general, and can have a negative impact on the local economy as well as various social problems such as a decline in the city's image, a decline in housing satisfaction, and a decrease in living safety.
Therefore, a strategic approach is required to improve this vacant space problem and promote the revitalization of commercial rights. After analyzing the vacant commercial value characteristics and current situation in the Cheongsu district, it was confirmed that the key is to establish a customized revitalization plan that reflects the characteristics and demand of the area. This study proposed a residential and commercial complex space configuration that combines commercial and residential functions.
This is an approach that can reorganize the shopping street into a space that can coexist with the community, rather than simply using it for commercial purposes, in accordance with the demand and commercial environment of the area. In addition, it attempted to revitalize the commercial area by creating a custom-made commercial space that takes into account specific target groups, such as women-only stays and youth entrepreneurship spaces, and by meeting the demands of various groups such as young people, visitors, and residents, it attempted to attract a floating population and revitalize the commercial area.
Along with this, we proposed a space that can breathe new life into the vacant shopping street through the introduction of local content-based community and cultural programs, and where both local residents and visitors can participate. Pop-up stores, local flea markets, and small-scale performances can raise interest in the vacant shopping street and revitalize the commercial area with commercial content that reflects the local identity. In addition, by actively utilizing public spaces such as event gardens, we made it a place that residents frequently visit.
We wanted to closely link the shopping street and surrounding spaces with the local community through events and festivals with various themes and build a sustainable economic foundation. Finally, we also pointed out the importance of securing parking lots and improving transportation infrastructure to improve access to the commercial area. Improving accessibility for outside visitors and increasing access to the commercial area is essential to revitalizing the shopping street, so a comprehensive approach that takes into account transportation convenience is necessary.
The ultimate goal of this study is to make the vacant shopping street in Shimizu district an asset that creates new economic value for the local community through such revitalization proposals, and to enable Shimizu district to function as a base for the local economy and culture. The results of this study can be used as a case study that can be applied not only to the Shimizu area, but also to other housing development areas that are experiencing similar vacant room problems, and it is expected that they will contribute as basic information for solving the vacant room problem and strengthening regional revitalization and self-sustaining power.
