Real estate business is positioning as a profession today, importance of which is being emphasized. Especially a people is highly interesting on a real estate since early times, recently the interests is spreading nationwide after the introduction of local autonomous system, and most of nation's people is experiencing on real estate transaction. By the way, the lack of the specialty of realtor, the system and the client's experience on real estate is causing the deception or mishap occasionally. Also real estate incident accompanying high price and whole investment of property sometime makes the client into awkward position, even become an object of public concern.

Accordingly governments run the several systems, which authorize the publicity of real estate business, enact a law for it, prevent the incident, protect the right to own property and establish the business order. Nevertheless, the incident is getting increase every year. Because of the secrecy and individualization, there is an inseparable relation. The realtor should perform the confirmation of the seller's right, carry out the role of broker by understanding their buyer's purpose and make up systematically for the unstable rights relationship from the date of contract until the payment of balance and registration transfer.

Especially realtor who preoccupies the information should not mislead the judgments of the client and should be faithful in their duty as a law abiding supervisor. Also if the incident happens without the intentional fault, the ability including the provision for the economical loss should be considered. The realtor's social status and income should be guaranteed in socially so that they can devote themselves to the brokerage business and be motivated to be a respected realtor. However, the distrust to realtor is very high in our country unfortunately.

This is not originated only the habitual practice of brokerage business since early times, but also from the lack of specialty, the excessive supply of broker and the institutional inertia. In addition, the people who pursue only the economical profit hitting jack pot through the real estate transaction need to be awaken, also a policy maker's impractical administration need to be improved. Anyway, in order to minimize the incidents of the real estate, the responsibility as a profession, the attitude to carry out the brokerage placing themselves in the clients' position and the advanced brokerage system through complementary of the law of brokerage is required.
