초록
REITs are corporations or trusts which raise funds from large number of investors and invest in real estate and related debts. High rate of return is very important in real estate investments. But in Korea, it is lower than expected rate of return. The purpose of this study is to analyze rate of return of present REITs and investigate REITs system in Korea. For This, with the simulation of office REITs investment, we analyzed REITs profitability in Seoul and made an overture to improve REITs System.
For improvements, We suggested (1) Reduction of the minimum capital, (2) Deregulation of loans, (3) REITs Lifetime, (4) Alleviation on shares issuing & listing requirement, (5) Tax assistance, etc.
