부동산 투자 활성화 방안에 관한 연구 : REIT'S를 중심으로

리츠를 중심으로 부동산 투자 활성화 방안을 연구했다.

This study Revitalization of Investment on real estate investment trusts(REITs). For this purpose, the questionnaire research was conducted for ordinary investors in the Pusan area areas. As a result, the following findings were obtained: First, it was found that most of the respondents had a very low level of consciousness and understanding about the real estate investment trusts(REITs) and had no experience of investing in it. Second, it was found that old or high-income investors had a high level of consciousness about REITs and had many experiences in investment. And government should provide active support for them and make efforts for them.

Third, it was found that most of the respondents had a preference for direct investment in real estate. Fourth, it was found that the respondents thought most importantly of ‘stability’ and the confidence and transparency of asset operation institutions in investing in REITs products and of ‘stable and sustainable operation’ in operating them. Therefore, it is necessary to provide a strong legal and institutional arrangement to prevent the moral hazard of the management as well as those concerned with operation.

It was found that the respondents had a higher interest in investment asset portfolios or fluctuation in the price of real property characteristically appearing in survey rather than the problem of lowering the corporation tax thus far known in the issue of profitability though not and significant element. Accordingly, it is urgent to development the real estate pricing model and it is necessary to construct public database on real estate prices and consider the scheme to make it readily accessible to the public at large.
