국내 부동산 컨설팅업의 문제점과 활성화 방안을 연구했다.
초록
대학원에서의 이론적 개념의 정립과 더불어 부동산 컨설팅업에 직접 종사하면서 느꼈던 실무적인 부분을 석사 논문으로 준비하였다. 우리나라는 아직 부동산 컨설팅이라는 업이 아직은 익숙치 않은 분야이고 일반적으로 인지도도 낮은 편이다. 게다가 이론적 정립이 가능한 서적도 부실한 편이다. 따라서 본 논문은 부동산 컨설팅업의 새로운 이론의 생성보다는 기존의 이론을 정리하여 현재 실무에서 어떻게 활용하고 있고, 또한 컨설팅제도에 관해 외국의 사례를 통한 우리나라 컨설팅업의 발전방향을 조명해 볼 수 있도록 방향 설정을 하였다. 먼저 부동산 컨설팅의 이론적 고찰에서는 부동산 컨설팅의 의의와 기능, 직업윤리의 내용을 정리하였고, 외국의 부동산 컨설팅 제도에 대해 살펴보았다. 외국의 사례는 미국, 일본, 캐나다의 사례를 중점적으로 소개하였다. 다음으로 우리나라 부동산 컨설팅업의 현황에 대해 설명하였다. 현재 기존의 문헌이나 논문들을 살펴보면 대부분 과거의 자료들을 많이 인용하고 있어 현실성이 떨어지는 편이다. 그래서 본 논문에서는 최대한 최근 자료의 인용을 위해 다각적으로 자료를 수집하여 정리하였다. 특히 부동산 컨설팅업계의 현황 부분에서 국내 상황에 대한 정보는 기존의 다른 문헌이나 논문에서 찾아 볼 수 없는 최근 자료로 구성하였다.
부동산 컨설팅업의 제도적 문제점 내용으로서 부동산 컨설팅업의 제도적 미비, 전문성 결여, 기타 문제점들을 소개하였고, 이러한 문제점들을 수정 · 보완하여 컨설팅업의 활성화 방안을 위해 관련 법규 정비, 부동산 컨설팅업 제도의 정비. 전문교육의 개선 및 보수체계 확립, 부동산 컨설팅업에 대한 사회적 인식의 개선 등의 문제 해결 방안을 제시하고 있다. 이상으로 중점적 내용으로서 부동산 컨설팅업의 여러 가지 문제점과 이 문제점들을 극복할 수 있는 부동산 컨설팅업의 활성화 방안에 대해 알아보도록 하겠다. I have been preparing for the study of theoretical conception about real estate in a graduate school as a master's degree as well as I am going to describe practical experiences which I felt in the consulting field of real estate. The consulting service of real estate in korea is not common field yet and It is generally low the level of recognition.
therefore this thesis is going to rearrange the present theory rather than make new theory in real estate field and show that how to be applied in business. also, It is going to newly establish the direction of consulting service in korea through foreign's examples about the system of consulting service. First, basically It arranged the meaning and function of real estate's consulting service and professional ethics in advance and preponderantly introduced foreign examples showed in America, Japan, Canada. Next, I explained the present condition of real estate in our country. According to some present documents and theses, most of them became an irrelevance.
'cause they cited old-fashioned documents. On this thesis, In order to cite up_to_date informations, I tried to get and arrange many various information. Especially in the present situation of real estate's consulting field, It was consisted of recent informations which were not found from other records and theses. Institutional problems in real estate's consulting service are as follows; there are Institutional inertia, a lack of professional thing and and others.
In order to make consulting business into activity through rectifying and supplementing, the improvement of professional education, the remodel of laws and regulations, real estate's system the establishment of pay system and improvement of social recognition are being presented as solution methods of this problem.
