부산 도시재정비촉진사업 사례를 분석하고 발전방향을 제시했다.

The aim of this study is to investigates 4 districts for promoting urban renewal and to analyze differences among them. The first chapter include the aim and background of research, the second chapter deals with concept and necessity of urban renewal project and the efficacy of Special Act for Promoting Urban Renewal. It researches the condition of population, the ratio of housing supply, the satisfaction of residence and et cetera about Busan in the third chapter. In the forth chapter, it analyzes district's characterist, the ratio of existing urban redevelopment project, the planned population and plan for infrastructure classified by the districts.

Finally it indicates the vision of project for promoting urban renewal by result. The major findings of this study are as follows; First, Chungmu urban renewal district has a big problem with establishing roads because of undulation between east and west, for example the highest height is 150.8m and average height is 74m. But there is no type matching the high elevated areas. Yeongdo urban renewal district is also the first urban renewal case of island region, so government doesn't follow Seoul's plan but set up innovative planning suitable local characteristics.

It needs planning and assignment of district that encourages Busan's advantage and becomes prototype for the high elevated areas and waterfront. Second, It occupies 72.5% of Chungmu urban renewal district's area for established project for redevelopment and reconstruction. But in the case of Yeongdo urban renewal district, existing area of redevelopment and reconstruction is just 20.6% based on Act for Renewal on Urban and Residential Environment. Segumsa urban renewal district and Surrounding Citizen Park urban renewal district is also not enough the ratio of down and old building's area in the whole district.

Urban renewal districts get demolition and reconstruction all of the building in districts owing to Master Planning for Urban and Residential Environment Renewal 2005. It doesn't only bring the waste of resource but also breakdown the community of residence for a long time by regarding placeness. So it prepares planning for district of continued existence and conservation of existing community.
