중국 부동산시장 동향과 한국 투자자의 진출전략을 분석했다.

중국은 사회주의체제로의 전환을 성공적으로 하였으며 그에 따라 세계의 주목을 받았다. 그로 인해 대외개방의 정도와 수준이 지속적으로 향상되었다. 중국경제는 최근 수년간 고도성장을 유지하면서 2008년에는 북경 올림픽을 성공적으로 개최하였고, 2010년에는 상해 엑스포를 개최하였다. 이러한 현상은 중국의 부동산시장이 한국에서 1988년 서울 올림픽 개최 이후 당시 매년 두 자릿수의 경제성장과 함께 국민생활이 풍요로워짐에 따라 부동산 가격이 지속적으로 상승한 것과 매우 유사하다. 당시 한국의 부동산시장은 고도의 경제성장으로 인해 부동산 가격이 급상승하였다. 중국의 부동산시장은 고도의 경제성장에 따른 부동산 가격의 상승 이외에도 위안화 절상 전망 등을 고려할 경우, 외국인에게 상당히 유망한 투자 상품이라고 할 수 있다. 한국과 중국 교수 이래 18년 이상 경과하고 있는 현재까지 중국 부동산 및 건설시장에 대한 한국 기업의 투자진출 실적은 매우 저조하다. 지금까지의 시행착오를 통해서 한국 기업은 중국 부동산 및 건설시장 개척이 결코 만만치 않다는 사실을 확인하고 있기 때문이다. 실제로 중국시장 진출과 개척이라는 과제는 어렵고 힘들다고 포기하거나 피해갈 수 있는 선택사항이 될 수 있다. 그러나 중국시장 개척은 한국이 지속적 발전을 유지하기 위한 돌파구이므로, 어떠한 난관이 있다고 해도 기필코 개척해 나가야만 하는 필수과제, 보다

강하게 표현한다면 숙명적 과제라고 할 수 있다. 즉, 중국 부동산 및 건설시장의 투자환경을 정확하게 이해하기 위해서는, 경제체제 전환과정 중에 나타나는 과도기 경제체제하의 관련 정책 및 제도개혁의 맥락과 흐름, 특히 토지사용제도 및 주택소유제 개혁을 통한 토지 및 주택시장의 형성과정과 주요 동향에 대한 맥락의 이해를 기초로 하여야 할 것이다. 또 중국식 사회주의 시장경제체제로 불리는 계획경제에서 시장경제로 전환하는 과도기 경제체제의 특성과 그러한 틀 속에서 진행되고 있는 토지사용 및 주택소유 관련제도의 개혁상황 그리고 주요 지역과 분야별 부동산 및 건설시장과 건설기업의 구조와 동향 등 관련 투자환경을 체계적으로 파악하고 분석하고, 이를 기초로 기업 및 정부 차원에서 보다 체계적이고 상호 연관된 진출 전략을 창립하고 추진하여야 할 것이다. 본 논문은 중국 부동산시장의 형성과정과 특성, 주요 동향과 문제점, 건설시장의 특성, 한국 기업의 진출경험을 개괄하고, 향후 시장진출 전략방향에 대해 제시하고 있다. The success of socialist system conversion in China has won the world’s attention. The extent and level of opening up has made great progress as well.

Recently, while China's economic grow highly, successfully hold the 2008 Beijing Olympic Games and the 2010 Shanghai World Expo. Few years after Seoul Olympic Games ended in 1988, with the people’s living standards improved, the market of China's real estate developed with speed of double-digit growth every year, and the real estate prices continued to rise. Meanwhile, South Korea also benefited from rapid economic growth, rising real estate prices high. The expected appreciation of the RMB exchange rate, coupled with China's rapid economic development and rising real estate prices, for foreign investors, China's real estate market is a good development prospects for investment.

With the expected appreciation of the RMB, the rapid development of economic and the growth of house prices, investing in real estate market in China have good development prospects. During the 18 years since the establishment of diplomatic relations between China and Korea, the investment performance in Chinese real estate of Korean enterprises is poor. So far, due to the misgivings of the difficulty of the Chinese market development, korean enterprises often chose to give up or avoid, showing inadequate pioneer spirit.

However, for the Korean enterprises, the success of the Chinese market development is a breakthrough of maintaining a long-term development, which is the difficulties they have to overcome, or the challenges of their destiny. In order to understand the China real estate market more precise, the analysis must be based on the understanding of policies that are reflected from transition process of economic system, the context and the trend of institutional reforming, especially through the land permission system and the reform of the existing residential ownership of land and housing market, and the understanding of forming process of current territory and property market.

Meanwhile, under the market economy system of Chinese characteristic socialism, it is significant to start from the perspective of government and enterprises to form and promote a more systematic market entry strategy of linkage between government and enterprises, which base on the characteristics of transition period of economy system that from the planned economy to the market economy, the reformed status of relative systems in land use and housing ownership, and systematic analysis and research of real estate market, construction of the real estate business and relative investment environment.

This study aimed at providing references of strategic orientation for the Korean companies to enter the Chinese real estate market through generally analyzing the establishment procedure, characteristics, trends and problems of Chinese real estate market and the exploding experiences of South Korean companies toward China market.
