The background of the emergence of online platforms is due to the development of Internet technology and digitalization. As it became possible for people to connect and share information through the Internet, online platforms created new business models. Online businesses that sell products or provide services through the Internet were initially operated by individuals or small businesses. However, as Internet use became more common, large companies began to try online businesses. Accordingly, the concept of an online platform emerged. An online platform is a kind of digital market that provides an environment where various sellers and buyers can gather to trade products or services.
The emergence of these online platforms provides various advantages, such as increasing the market's competitiveness and making consumers more efficiently use products or services. With the incorporation of real estate into these online platforms, real estate with a strong traditional offline character has emerged in the online Internet world. The real estate industry is also experiencing the emergence of online platforms due to the development of digitalization and online transactions. The real estate online platform is a digital market for real estate transactions, and plays a role in collecting sales information and mediating transactions.
These online platforms have advantages such as providing convenience to both real estate agents and consumers lo oking for a sale. Real estate agents can register their offerings and broker transactions more easily and quickly through online platforms. In addition, consumers can search for real estate sales online and filter them to find the sales they want. Through this, real estate transactions can be made more transparent and efficient. Online real estate platforms are contributing to optimizing the process of real estate transactions using various technologies.
For example, technological innovations are being made, such as allowing consumers to look around the sale directly using virtual reality technology or providing sales recommendation services using artificial intelligence technology. The real estate platform has many advantages. The online real estate platform simplifies the overall process of real estate transactions, allowing consumers to search for sales, book, draw up contracts, and complete transactions quickly and easily. In addition, if you use an online platform for real estate transactions, you can save time and money by allowing consumers to search for sales, book, and draw up contracts directly without going through brokers.
Since various sales information is provided, you can view sales information in various regions at a glance using an online real estate platform, and you can select a sale according to the user's conditions thr ough a filtering function. And since the information generated during the transaction process is stored on the platform, everyone participating in the transaction can easily grasp the transaction situation. The real estate platform, which provides a lot of information, allows consumers to have more choices and collect more quality real estate information through natural competition. However, not only these advantages but also disadvantages exist.
Real estate transactions proceed without actually checking the product, so there may be risks such as fraud or defective goods, and because they do not provide information on real estate valuation, it may be difficult for consumers to accurately grasp the value of real estate. Since important sensitive information such as personal information and financial information is handled, security problems may occur. Therefore, it is necessary to check the security of the platform and use a safe payment method. In addition, in the real estate market with a strong offline nature, onlineization inevitably reduces the role of brokers.
It is necessary to seek ways to collaborate with brokers such as the Korea Brokerage Association with online real estate platforms. Services provided by real estate platforms play an important role in strengthening transparency and consumer protection in real estate transactions, and promoting fair competition in the real estate market. Therefore, in order to compensate for the shortcomings that may occuron the real estate platform, the following legal alternatives will be presented. The first is to strengthen legal regulations on real estate platforms. Since real estate platforms play a similar role to brokers, they need to be legally regulated like real estate brokers.
To this end, a new law targeting real estate platforms is needed. The statute needs to allow the platform to be responsible for transactions between traders and intermediaries, and to regulate the platform to ensure transparency and fairness in transactions. Among the various laws and regulations, it is necessary to further revise the law that comprehensively governs the real estate platform. Second, it is to strengthen the transparency of transaction information.
Since the real estate platform plays a role in increasing the transparency of transactions by providing transaction information, the information provided by the platform must be accurate and reliable, and traders should have easy access to information. In principle, real estate platforms should establish standards to protect personal information as well as real estate information. Third, strengthening consumer protection. It is important that the services provided by the real estate platform protect consumers' rights and interests and ensure that they are not treated unfairly.
To this end, the platform should provide traders with all the necessary information and come up with measures to protect traders in the transaction process. Fourth, maintaining a fair competition system. Due to the nature of the online platform, data held by existing large companies or vested interests can be seen as too great a barrier for new companies to enter
