초록
The indirect investment company system is entering a settlement stage through the establishment of institutional real estate investment companies since the Real Estate Investment Company Act in 2001. This study aims to benchmark the operation of American rental housing REITs, and it draw implications applicable to the domestic market. Rental housing in public sector case or college students among US housing rental cases were reviewed to draw important implications for public rental housing REITs.
As a result, rental housing REITs in the United States are targeting middle–class tenants, and have a strategy to increase tenant satisfaction with various high quality residential housing services and facilities. In Korea, it is expected that rental housing is no longer low quality housing for low–income families, but high quality residential space for the middle class.
