부동산펀드투자 위험관리 개선방안에 관한 연구 =

부동산펀드 투자의 위험과 관리 개선방안을 연구했다.

부동산펀드와 리츠로 대변되는 부동산간접투자기구는 2001년 부동산투자회사법과 2004년 간접투자자산운용업법이 제정되면서 본격화되기 시작했다. 부동산펀드 투자의 위험은 신용위험, 시장위험, 유동성위험, 기타위험으로 나누어 질 수 있으며 여러가지 위험관리기법이 활용되고 있다. 부동산펀드가 양적 질적으로 성장을 거듭하였으나 사전적인 위험관리 전략이 미흡한 가운데 경기가 침체되고 금융위기가 발생하면서 위험이 대폭 증가하고 있다. 부동산펀드의 위험이 증가되어 개인 재산의 침식 및 기관의 수익감소로 인한 안정성에 문제가 발생할 가능성이 높아지고 있다. 그러므로 본 논문에서는 부동산펀드의 현황을 살펴보고 부동산펀드 위험관리에 대한 이론적 고찰을 해보았다. 부동산펀드 투자의 위험 및 위험관리 기법, 부동산포트폴리오 구성에 대하여 살펴보았다. 부동산펀드투자 위험관리 현황 및 문제점을 살펴보았는데, 특히 국내외 부동산투자 시 위험관리 사례를 분석하고 문제점을 분석하였다. 그 결과로서 부동산펀드투자 위험관리 개선방안에 대하여 위험유형별 관리 측면, 위험관리기법의 활용 측면, 포트폴리오 구성 측면에서 제안하였다. Although real estate funds and reits are growing quantitatively and qualitatively, the financial crisis caused a recession and the problem has given rise to the fund. The risk of investment in real estate funds include credit risk, market risk, liquidity risk, and other risk components. Risk management techniques consist of the risk avoidance, risk retention, risk transfer, risk control. Establishment of Risk management system are separately purchase step, operating step, sale step of real estate. After the global financial crisis, a lot of real estate funds have faced risks which are specially credit risk, market risk, liquidity risk.

Vacancy rate has been risen, the price of office is falling, construction is delayed. Risk management system in real estate funds is established beforehand. And even if it costs a lot of money, surely it worths. Also, operational risk management must be systematically. And measurement and management of risk must be a systematic and quantified. The last thing is that when you establish risk management system, suppose the worst situation. The target of real estate funds must be distributed by geographic, the types of assets, by size. The portfolio of domestic real estate fund is led to bigger and Fund managers have to take advantage of the exchange, and need to diversify asset types.
