4차 산업혁명 시대 리츠(REITs)에 대한 SWOT분석

4차 산업혁명 시대 리츠의 SWOT 분석을 통해 활성화 방안을 제시했다.

PURPOSE The main purpose of this study is to derive activation plan through SWOT analysis on REITs in the 4th industrial revolution. METHOD This study was conducted on a dozen finacial experts working in financial institutions for the establishment of the capital market of related REITs from March 01 to May 31, 2021. RESULT First, As the advantages of the 4th Industrial Revolution REITs, small diversified investments and stable medium returns were derived. Second, as the weaknesses of 4th industrial revolution REITs, lack of professional management personnel, risk on investment targets, and management supervision were derived.

Third, as the opportunity factors for the 4th industrial revolution REITs, the full-fledged 4th industrial revolution, government policy, and stable medium returns were derived. Fourth, as weaknesses of the 4th industrial revolution REITs, the problems related to interest rate hikes, technological development, and management supervision were derived. CONCLUSION The 4th industrial revolution REITs can be promoted through the government’s revitalization policies such as tax support, improment of investors’ understanding of REITs, and the development of the capital market.
