Since the simultaneous phenomena such as the boom or collapse of real estate in major advanced countries around the end of 1980s and the early of 1990s, the enormous conversions happening in real estate field can be summarized as the globalization internationalization, the informationization, and the intelltualization. The largest change occurring in real estate field may be the globalization or internationalization.

The procedure of the trans-nationalization or globalization in real estate field is happened due to the rapid introduction of the trans-nationalization in general social economic activity, especially, in financial capital trans-nationalization, Additionally, the globalization of real estate is more accelerated, with advantage of financial capital globalization, because of the phenomenon that real estate has been accelerated to be made into stock since 1990s. The activity, which money has been invested in real estate regardless its nationality by major institute investors who are most important for the globalization of real estate does not so active until 1980s.

Anything else, it's because American institute investors, who may act as main body, almost avoided to invest their money in Asian and European new real estate markets where have high risk and system barrier. However, though it had temporally hesitated because of the critical blow of the consumption mind shrink and the uncertainty after Sep. 11th attack of unheard before, the interest in world's real estate market, the extension of opportunity, and the various necessity to invest into real estate are recovered.

Now, in this thesis, the scheme to stimulate real estate consulting system was focused on among the scheme to make real estate service advanced with recognizing the above matters and with counter-measuring for trans-nation real estate investment.

For that, in theoretical consideration for real estate consulting, for the meaning of real estate consulting, the social function and necessity, and the relationship to real estate applied field looked around to study the present situation of domestic and foreign real estate consulting, there were the discussion upon the basis of the documents and the research data from specialized institutes related to the present situation of real estate market, as the scheme to stimulate real estate consulting in Korea, on the expected effect and problem of real estate consulting, and on the scheme to institutionalize the real estate consulting in Korea upon the basis of present situation data for the national policy.

Upon that, by examining the basic theory to offer a high level customer service on real estate matter and to industrialize real estate field and make it as a firm and observing domestic and foreign present situation, the scheme to institutionize and activate real estate consulting in Korea was tried for future in this thesis.
