또한 이 연구는 부동산 조각투자 상품의 가격 예측을 위해 LSTM(Long Short-Term Memory) 모형, XGBOOST(eXtreme Gradient Boosting) 모형, VAR(Vector AutoRegressive) 모형을 비교 분석하여 예측 성능과 적용 가능성을 평가하고자 하였다.
This study analyzed market changes and prediction models for Security Token Offerings (STO) in South Korea, introduced through a real estate fractional investment platform service utilizing blockchain distributed ledger and smart contract technology.
Additionally, this research aimed to evaluate the predictive performance and applicability of the VAR (Vector AutoRegressive) model, LSTM (Long Short-Term Memory) model, and XGBOOST (eXtreme Gradient Boosting) model by comparing them for forecasting the prices of real estate fractional investment products. To aid in analysis and evaluation, prediction models for the REITs (Real Estate Investment Trusts) market were also compared and analyzed. First, time series data analysis using the LSTM model demonstrated high predictive power by employing five technical variables: trading volume, opening price, highest price, lowest price, and closing price.
Box plot analysis of the LSTM model results showed that Koramco The One REITs were stable investment targets, while the TE Logistics Center among security tokens exhibited stable predictive outcomes. The extended model, which included macroeconomic variables, showed no significant difference in predictive performance between security tokens and REITs. The XGBOOST model also exhibited high predictive power overall. An analysis of the error technical statistics of REITs and security tokens indicated that security tokens had higher volatility than REITs. However, the predictive patterns of both groups fell into similar categories.
For REIT products, predictions using the five variables were more accurate than those including eight variables, indicating that macroeconomic variables had a minimal impact on predictive performance. Next, a predictive model integrating technical and macroeconomic variables was constructed using the VAR model. Composed of the five technical variables—trading volume, opening price, highest price, lowest price, and closing price—the VAR model ensured stability through unit root testing and differencing processes. The Box-Ljung test confirmed that there was no autocorrelation in the residuals of all products.
REITs demonstrated a narrower prediction error range and more stable predictive results compared to security tokens. Specifically, Mirae Asset Maps REITs recorded stable median and mean values, proving the model's reliability. Comparing the LSTM and XGBOOST models, it was found that LSTM was suitable for predicting real estate fractional investment security tokens, while XGBOOST was the optimal choice for REITs. This indicates that the predictive performance of each model varies depending on the specific characteristics of the products.
When comparing the VAR model and LSTM network, using the five technical variables, the predictive performance for real estate fractional investment security tokens was similar between VAR and LSTM models. However, for REITs, the VAR model demonstrated superior predictive power over the LSTM model. When expanded to include eight variables, LSTM showed better predictive performance than VAR for security tokens, suggesting that LSTM effectively learns complex nonlinear relationships. Conversely, the VAR model exhibited superior predictive power for REITs.
The sharp decline in closing prices around October 2022 was attributed to the increased borrowing costs and decreased investor sentiment due to the Lego incident, which reduced real estate transactions. Through empirical analysis using LSTM, XGBOOST, and VAR models, this study systematically identified the efficiency and limitations of each model in predicting the prices of real estate fractional investment products. It confirmed the impact of differences in market structure and regulation between real estate fractional investment security tokens and REITs on investment strategy formulation.
Additionally, it demonstrated that each prediction model could be effectively applied to the characteristics of each market. In conclusion, this study provided significant insights into predicting market volatility and formulating effective investment strategies in the real estate fractional investment security toke
