진주시 용도지역별 주거·상업지역의 빈집 발생 특성을 분석했다.

The issue of vacant houses being discussed in various local governments is a time when an appropriate response is needed. Therefore, in this study, the factors that generate another vacant house were analyzed using the Relogit model targeting Cheonjeon-dong and Seongbuk-dong, which are general residential areas in the old downtown of Jinju City, and Jungang-dong and Sangbong-dong, which are central commercial areas. As a result of the analysis, it was derived that there are common factors that cause another vacant house by zoning, but there are factors that show opposite results.

In addition, the ratio of the aged population, the ratio of old buildings, and the time of occurrence of vacant houses were found to have a significant effect in general residential areas but not significantly in central commercial areas. It was found to have an impact, but not in general residential areas. In a situation where solutions must be sought from various directions to solve vacant houses, this study will contribute to showing the relationship between the zoning and the occurrence of vacant houses, thereby providing a basis for policy analysis and response in the future.
