택지개발사업에 의한 사업지역 주변의 지가변화 분석

택지개발사업이 사업지역 주변의 지가 변화에 미친 영향을 분석했다.

The purpose of this study is to analyze the changes in land price around land development area in Kumoh District of Uijeongbu. Kumoh District development began in 1994 and was completed in 2002. Accordingly, the land price and the land price change ratio data of 1994, 1998, and 2002 of Uijeongbu were used. The data includes those lots within 1.5 km from the boundary of the development area. The results of the analysis were as follows. First, the expectations for improved residential environment resulted in land price increase in residential area, while the land pricr decreased in the commercial area as the supply increased in commercial facilities.

Secondly, land that were previously underestimated but have possibility in future show increased in the land price and most of these land are low-sloped and irregular shaped lands. Finally, the land types, distance from Uijeongbu station, and center of Kumoh District were important (actors in the land price increase while the physical characteristics of the land were not significant factor in the land price.
