The purpose of this study is to identify the importance factor for the profitability of REITs in private rental housing and to draw policy implications. A survey and Analytic Hierarchy Process(AHP) were conducted on 80 actual participants working for construction companies, developers, trust companies, and financial companies currently conduct private rental housing REITs projects. As a result of the analysis, the importance of the top factors was followed by policy factors, regional factors, individual factors, and macroeconomic factors.

The lower factors were analyzed to be of high importance in the order of land location, tax-related policies, loan-related policies, rental policies, and changes in the surrounding environment. In order for private rental housing REITs to develop into listed REITs that match the essence of REITs and play a role in the supply of rental housing, First, the government’s consistency in rental policy; Second, a policy to understand the characteristics of projects targeting highly stable land; Third, it is necessary to change the profit structure of REITs as it is a type of operating profit pursuit.
