우리나라 부동산중개제도의 발전 방향을 연구한다.

As a results of korean economic growth during the last a few decades, the real estate business in Korea became more complexed in size and in scope than before. Eventhough the Korean Real Estate Brokerage Law was enacted in 1983 and had two revision in 1989 and 1990, the rapiddly developing real estate business calls for further revisions to receive their continious growth. So, for the comprehensive amendment of Korean Real Estate Brokerage Law this study wa approached. The results of our trial are composed of six parts. Part Ⅰ to part Ⅲ contains what our research purposes are, what the main theory approches to the real estate brokerage system, and how our situations were controlled.

Part Ⅳ analyzes real estate brokerage systems of foreign country such as Japan, Taiwan, U.S.A, Canada, Australia, United Kingdom, Germany and France etc., and the part Ⅴ deals with the problems and how we should control them; therefore, those two parts are more important than other parts. Specifically, part Ⅳ explores seven sub-themes; First, to analyze to the general direction to Korean Real Estate Broker's system. Second, to introduce the cases of illegal conducts. Third, to put on the listing systems on the part of buying or selling properties. Fourth, to set of the scale about the fees that an agent can change for their services.

Fifth, to analyze the functions of the Korean Real Estate Broler's Associate. Sixth, to search for the ethics as a real estate broker. delineate the present results of meetings in the Group of Negotiations on Services (GNS) of the GATT, Uruguay Round and to find out the opening market plan to the world market. Also, Part Ⅵ suggests long-term policy alternatives. Among policy alternatives, putting on the listing systems such as the exclusive right to sell or multiple listings system was regarded to be important. Also, because of opening the market to the world market, the Enrolled Firm system in the real estate business needs to be introduced.

Another important point is to enforce education taining system for the broker.
