기업 후원형 공공임대주택 리츠의 도입 가능성을 검토했다.

This study aims to explore the possibility of introducing public rental housing REITs to expand residential environment infrastructure based on cooperation between companies and regions. Based on the literature review related to REITs, in-depth interviews with private company practitioners participating in the real REITs project, and the hypothesis of corporate-sponsored investment scenarios, a simulation review of private internal returns was conducted using Excel. The research finding shows that there is an increase in the internal rate of return of the private sector according to the corporate-sponsored investment ratio.

Therefore it shows that private construction companies’ business risk is reduced through corporate sponsorship, and as a result, construction companies are able to actively participate in this kind of projects by reducing their investment risk.
