4차 산업혁명시대 리츠(REITs) 동향 분석

4차 산업혁명 시대의 리츠 동향을 분석하고 활성화 방안을 제시했다.

PURPOSE The main purpose of this study is to derive activation plan through analysis of REITs trend in the 4th industrial revolution. METHOD This study was conducted on a dozen finacial experts working in financial institutions for the establishment of the capital market of related REITs from March 01 to May 31, 2021. RESULT First, The outlook for REITs investment is generally positive, and specifically, investment demand for the retirement generation, stable dividend preference, and investment revitalization policies have been derived.

Second, factors such as investment in infrastructure of the 4th Industrial Revoiution, investment in data center, and investment in logistic center, and investment in comunications infrastructures were derived as promising areas for 4th industrial revolution REITs investment. Third, the most important considerations when investing in the 4th industrial Revolution REITs were the underlying assets, stable dividends, sales and distribution, investor qualities. Fourth, as a national policy for the 4th Industrial Revolution REITs, tax benefits, acquisition subordinated bonds, and revitalizaton of the capital market were derived.

CONCLUSION The 4th industrial revolution REITs can be promoted through the government’s revitalization policies such as tax support, improment of investors’ understanding of REITs, and the development of the capital market.
