일반주거지역의 밀도 규제 개선 방안을 검토했다.
초록
Residential circumstances of the General residential areas class two has been distorted due to allowed lower densities, higher building-to-land ratios and limitation on the heights in class two than those in class three. Providing with larger open space is more beneficiary for the sunlight, the ventilation of air, the sky-view, work-out areas, more of gardens, water fountains, shallow streams. Therefore, larger open space could be an utmost substantial variable to obtain environmental-friendly residential areas. Larger open space would be obtainable by means of descending building-to-land ratios.
To prove that theoretical hypothesis, Simulations of getting a change of Open Space when the heights of residential buildings under a fixed Floor-to-area ratios(F.A.R) were performed. With the obtained results, A sort of negative logarithmic function graphs were derived. The change rates of O.S. were big between lower stories and then the rates were getting smaller as stories getting up. And then classifying data about bulk controls of 88 apartment buildings complex into 2 groups of class 2 and 3 were performed. Abolishing height limits could be a key resolution to straighten this current distorted phenomena.
Local governments can use the same way of height control concept of this paper's simulation to achieve a successful bulk control method which is very similar to the New York's Height Factor method.
