초록
Recently, in Korea, the rapid industrial development andeconomic growth has caused the wide spectrum of social changesand development. Therefore the people's economic and lifestandard reaches at a higher level. The development of scienceand technology including computers has accelerated the reform andprogress of all fields in society. Korea is now in revolutionaryphase as socity moves from industrial society to informationsociety. However, even Korea would belong to the information society, b-roking of real estate lags behind in its management.
The quality of brokers, like the lack of profession is far behind what it is supposed to be, Brokers are facing bas conditions, such as low income, due to the poor size of business management. Often, land speculation and accidents happening in business dealings would cause to lower the confidence of brokers and to interfere the de development of the real estate industry. It could be said that broking of real estate really depends on information, It means the importance of information. But not m any agents could collect and ativateinformation. With the poor condition of real estate information management and system, management level is still in the era of premodern, outdated.
To mode rnize the management in real estate, examples of using computer in the real estate information management system, Chapter three is to discuss the concept and formation of broking of the realestate information management system and section one is to deal with the practical term using IBM personal computer, that is the development of software for brokers and agents. The manual "brking of real estate computer operation guide" is added. For customer service, the way of gathering information of sales tax is considered. Chapter four, section one is to show the application of broking of the real estate information management systemand section two is to examine the applicable method on this.
Chapter five is the conclusion of lapping up above discussions The method of this research is the computerization of following materials: interviews of licensed real estate agents and their reports, official forms(sa1es contracts, lease contracts, and receipts), current informations(data on sale, delivery, Purcharse and commission), Customer management and information, which would contribute to sales are also considered. IBM-PC is used as an equippaent for practicing the "broking ofreal estae information management" and output would be fit in anyother equippments. To handle the standardization of Hangul, KS5-601 is used.
For the references, Previous research, materials from home andabroad are analyzed and following materials are examined: the Home Ministry, Seoul City Hall, Brokers' Association, National Land Development Research Center, there would be certain changes needed Broking of real estate should deal with more wider areas, move from an individual to an enterprise as establishing the dealing order and obtaining professional knowledges, change its management more scientific and rational. Computer should be used to collect and manage some data and information rapidly and effectively, then the real estate industry could be improved and achieve mode-rnaization in its management.
Therefore, for the modernized management of broking real estat, scientific information management should be activated and the method of management should be improved fitting in modern times. There should also be systematic changes required. The purpose of this research is to analyze the current situati on of broking real estate such as, backward management level, Poor information management, and low income of brokers, and to grasp the problems. For the solutions of improving and developing this industry, computer will be used to suggest and contribute to the method of "broking of real estate information management" in real terms.
For details, chapter one will deal with the purpose, category, and method of this study. Chapter two is to observe the real estate information management system, and section one is to explain definition, necessity and composition of the real estate information management to understand the basic idea. Secion two wi11elaborate the outline of computer and information management, andsection three will expose real Seoul truat Bank, Chahung Bank, Korea Econoaic Daily Newspaper(KETEL real estate information service), Korea Te1ecommunication(HiTEL real estate information service). Information Service, Korea Data Communication(Chonrian II)Information Service.
Most of the materials focus on theoretical points rather than practical ones therefore the research has been much difficult due to the lack of reference meaterials. Another regrettable defect is that myself does not have any work experience in this field, which might provoke slight accidental error, however I would like to upgrade the weak points of software through the close cooperation with the current real estate agents.
