부동산중개업경영의 개선방안에 관한 연구

부동산중개업의 경영 실태를 살펴보고 경영 개선방안을 연구했다.

This study is purposed to find out the method which the realestate brokerage can get the modern management through management improvement. For this purpose, first of all, it was performed the theoritical survey and investigated the actual conditions of realestate brokerage. This study consists as follows. In chapter two, it was examined the definition, history and systems of real-estate brokerage and compared the differences between our system and other countries system. In chapter three, it was analyzed the actual conditions of real-estate brokerage to know the problems of present real-estate brokerage management.

That is, it was checked the present conditions, annual increase trend of broker, the present numbers of Certified brokers, the educational level of Certified broker or agent and the real conditions of broker's management to know the actual conditions of real-estate brokerage. Also in this chapter, it was look into the situation of computer usage in the area of real-estate brokerage to find our backwardness and premodernization of broker's management.

In chapter four, it was indicated several problems, such as backwardness of real-estate information management, premodernizatiion of real-estate brokerage management, shortage of real-estate brokerage system and suggested improvement policies about the problems to modernize of management. The suggestion Form this study are briefly as follows. First, Improvement of real-estate information management. That is, computer is absolutely necessary for real-estate brokerage to manage all information, especially development of information related real-estate, management of customers of offerings, tax calculation according to the transaction of real-estate, output of statistical date, and so on.

Second, Improvement of real-estate brokerage management method. There are several ways to improve management method, but it was suggested some ways as follows. 1) the efficient collection of customers, 2) effective advertisement of real-estate, 3) improvement of services and broker's attitude. Third, Improvement of real-estate brokerage system. It is urgent matter for improvement of real-estate brokerage system to bring up the real-estate brokerage. To complete this purpose, it was suggested some methods as follows.

1) reform of real-estate transaction contract method, 2) actualization of brokerage commission, 3) establishment of real-estate transaction order, 4) improvement the quality of broker, and so on. Also it was indicated the necessity of computer usage. As the results of this study, it is substantiated that real-estate brokerage should change into modern management by improvement of management method and enlargement of management scale from now on.
