초록
This research aims to analyse key characteristics of physical townscape planning and design elements adopted in District Unit Plan(DUP), identify major planning and design elements influencing differences in the level of residents' townscape preference, and suggests detailed recommendations for the establishment of future DUP. This paper discusses the definitions and key concepts of townscape planning and design, and analyses the characteristics of townscape planning and design elements adopted in the four district unit plans for the development of Daejeon city's newly urbanized areas, namely 'Dunsan' district, 'Gwanjeo 2' district, 'Noeun 1' district and 'Bongmung' district.
Residents' perceptual townscape preferences are also analysed in order to identify their correlation with the planning and design elements adopted in the district unit plans. The results indicate that 'skyline design', 'view corridor design', 'landscape design', 'street furniture design' and 'building design (form, height, color, and elevation)' are the key planning and design factors influencing differences in the level of resident's townscape preference.
Especially, this research suggests that the levels of visual closeness and monotonousness of building form and layout are the most important planning and design elements that planner and designer should be considered in order to increase the quality of townscape and resident's townscape satisfaction in housing estates. The quality of open space, sign and building forms are the most important townscape planning and design elements in commercial areas.
In addition, this research identifies that there is no detailed planning and design guidelines adopted within the four case study areas for regulating the characteristics of skyline, planting and street furniture while detailed guidelines established for density, building height and site layout. Considering their significant correlation with the level of residents' townscape preference, this study suggests that detailed planning and design guidelines for the characteristics of skyline, rooftop and streetscape should be established in future DUP. The significance of this research lies in the following areas.
Most importantly, this research identifies key characteristics of DUP's townscape planning and design elements, identifies several constraints in the current DUP planning and design system which hinder progress towards high quality townscape planning and design, and proposes several amendments and improvements to current DUP planning and design system. In addition, it identifies key planning and design elements that planner and designer should be considered with priority to increase the quality of townscape and resident's townscape satisfaction during the UDP planning and design process.
Further research are essential to develop a practical townscape planing and design system and to establish detailed townscape planning and design guidelines for the proposed key planning and design elements, especially skyline, rooftop, sign and streetscape.
