This study empirically analyzed the factors influencing the project duration—from the date of cooperative establishment approval to the public announcement of relocation—for 84 completed reconstruction projects in Gyeonggi Province, Korea. The analysis followed a systematic procedure: (1) preliminary variable screening through univariate analysis, (2) examination of nonlinearity using log transformation and Generalized Additive Models (GAM) to identify variable characteristics, and (3) multivariate Weibull proportional hazards regression analysis.
First, the univariate analysis indicated that the number of buildings, number of cooperative members, number of allocated units to members, and the Housing Jeonse Price Index were significantly associated with project duration, with the number of buildings consistently emerging as a factor prolonging the duration across most analytical stages. Second, the nonlinearity test showed that while the Housing Jeonse Price Index exhibited no clear effect in the raw data, its hazard ratio decreased substantially after log transformation, suggesting a more pronounced tendency for shorter project durations in areas with higher jeonse prices.
Third, the Cooperative Density Index (number of cooperative members per building) showed weak statistical significance in its raw form but demonstrated improved model fit and strong significance after log transformation, revealing a nonlinear relationship in which medium-density projects (approximately 30–60 cooperative members per building) experienced shorter durations. Fourth, model comparison results indicated that the Weibull model outperformed the Cox proportional hazards model in explanatory power.
The findings demonstrate that, unlike in Seoul, larger cooperative sizes and moderate density levels in Gyeonggi Province can contribute to shorter project durations, underscoring the need for reconstruction policies tailored to regional characteristics.
