복합용도개발이 주변 아파트 가격에 미치는 영향을 분석했다.

The purpose of this study is to analyze the effects of mixed-use development as a means of urban regeneration on apartment prices in adjacent area. We selected eight cases in Seoul, and examined ripple effects of mixed-use characteristics on the variations of the prices of apartments located within one kilometer radius for 12 months after its completion. To account for heterogenous characteristics and time dependence, a cross-sectional time-series model is estimated. Our empirical results show that mixed-use developments with larger scales and with appropriate mix of uses have positive effects on apartment prices in adjacent area.

Locational and amenity factors are also found to increase the neighborhood apartment prices.
