도시정비사업이 교통속도변화에 미치는 영향 분석 - 서울시 주택재개발, 재건축사업구역을 대상으로 -

서울 재개발·재건축 정비사업이 교통속도 변화에 미치는 영향을 분석했다.

Among the infrastructure, the purpose of road installation can be looked over as the smoothing of the traffic flow it is principal.

Therefore, the object of this research determines from the main road which many element of the redevelopment project comes close to the redevelopment project area whether it reaches any effect on the traffic level or not. The research range was 32 redevelopments which became 2004, for as much as 2010 years, the management and disposal and are made in the completion and reconstruction area and the method of the research inquired the type with the establishment scale of the road of the redevelopment project area. The research range set the variable of the redevelopment project including the change ratio of the development density and road installation type, and etc.

First, since the negative effect(-) is reached on the speed change as the development density increases, the control of the development density is necessary by the road level. Third, the spacious grade of rank of the economic specific of the generation and road were exposed to have an effect on the speed change. 개발에 따른 밀도의 상승 및 기반시설의 과부하를 제도적으로 해결하려는 노력들이 꾸준히 이루어지고 있다. 서울시의 경우, 정비사업으로 인한 개발밀도 상승이 두드러지고 있는 가운데, 도시정비사업에서 설치하는 기반시설의 실효성에 대한 문제가 제기되었다. 기반시설 중, 도로 설치의 주된 목적은 교통흐름의 원활화로 볼 수 있다. 따라서 이 연구의 목적은 도시정비사업의 다양한 요소가 정비사업구역에 근접한 간선도로의 교통수준에 어떠한 영향을 미치는지를 밝히는 것이다. 연구의 범위는 2004년과 2010년 사이 관리처분되고 준공까지 이루어진 32개의 주택재개발, 재건축사업구역이며, 연구의 방법은 정비구역의 도로의 설치규모와 유형을 검토하고, 개발밀도의 변화비와 도로설치유형 등 정비사업의 변수를 설정하여 회귀모형으로 구축하였다. 연구결과, 도시정비사업의 다양한 요소가 간선도로의 속도변화에 영향을 미치고 있는 것으로 나타났다. 첫째, 개발밀도가 증가할수록 속도변화에 부(-)의 영향을 미치므로 도로수준에 따라 개발밀도의 조절이 필요하다. 둘째, 간선도로의 차선확폭은 다른 유형보다

속도변화에 부(-)의 영향을 미치는데, 이는 간선도로에 직접적으로 설치하는 정비사업의 도로가 속도개선에 도움을 주지 못하는 것으로 판단된다. 셋째, 정비사업구역 내 가구의 경제적 특성과 도로의 공간적위계가 속도변화에 영향을 미치는 것으로 나타났다.
