New town development has been an efficient instruments to supply housing in Metropolitan Area. However, There are several side effects found because of supply-oriented approaches so, public development need changing in accordance with household preference. This article focus on finding demand-oriented approaches in public residential land development. Conjoint analysis was used to find out household preference in their selecting housing. This article composes of four parts. First, the objective of our study and need was summarized.

Second, the characteristics of land use planning of public land development and current housing demand of household is analyzed through literature review in this field. Third, Household preference was presented using conjoint analysis. Forth, the meaning of analysis and concluding remarks was summarized.
