토지 거래 위험 경보시스템 구축 연구

토지분할·지분 매매의 위험을 탐지하는 거래 경보시스템을 연구했다.

본 연구를 통하여 허위개발 업체가 토지의 가치를 부풀려 분양하는 소면적 토지분할 매매, 극소지분매매에 대하여 유형을 분석하고 토지 위험거래를 미리 예고 할 수 있는 시스템을 구축하는 방법을 연구하였다. 이 시스템을 통하여 토지거래의 위험도를 수치화하였다. 그리도 이 시스템으로 도출된 결과를 거래 당사자에게 제공함으로써 매수자에게 막대한 피해를 입히는 위험한 토지 거래를 중단할 수 있도록 선택의 기회를 제공할 수 있다. 시스템을 이용하여 2009년과 2010년의 토지위험거래를 검증한 결과 96% 이상의 정확도로 위험거래를 파악할 수 있음을 확인할 수 있었다. This study analyzed The kind that real agencies selling grid divided land and ownership of many people over a small piece of land and study alarm system of riskful transaction. This study suggests a system to verify the land of riskful transactions and an alarm system before riskful transactions are made.

we can obtain information more than 96% precision about the risk of the transaction as verifing transactions between 2009 and 2010.
