역세권 지구단위계획의 특성과 수립·운영 기준을 검토한다.

This study examines the characteristics of district unit plan for station area and intends to collect, arrange, and compare the standards for the establishment and operation of district unit plan with regard to the construction of long-term rental house in order to draw what is to be learned from the current district unit plan for station area. The research for this study is divided into two primary areas: one is the theoretical investigation which has been conducted by reviewing master's theses, doctoral dissertations, and other types of literatures pertaining to the subject; the other is the analysis of actual cases found in the Seoul City Bulletin and the laws regarding the subject.

In the theoretical investigation, this study examines the definition of station area, the modes of station area development, the goals of station area development, the concept, characteristics, and types of mixed-use development, the concept, necessity, and merits & demerits of residential commercial building, and reviews district unit plan designed in conjunction with the development of station area. In the analysis of actual cases, this study examines the nine districts which were newly appointed as the regions for district unit plan for subway station area in Seoul after 2003.

The case study first discusses the elements of urban design and those of architectural design, and then makes a comparative analysis of the standards for the establishment and operation of district unit plan with regard to the construction of long-term rental house. The contributions that this study has made are as follows. First, it has constructed the basic data regarding station area development by examining the concepts, characteristics, types, and the developmental modes of mixed-use development and residential commercial buildings, which constitutes the regions of district unit plan for station area.

Second, it has discovered what has to be learned in the elements of urban design and architectural design applied to the recent cases of district unit plan for station areas. Third, it shows the characteristics of and the aspects to be improved in district unit plan for station area by conducting a comparative analysis of the recent cases of district unit plan for station area and the standard for the establishment and operation of district unit plan regarding Seoul City's building of long-term rental houses around station areas.
