주택규제정책이 주택가격 변화에 미친 영향을 분석했다.

The purpose of this study is to examine the effectiveness of housing policies in Korea. That policies are repeated the regulation and the deregulation along the business cycle. This study discussed the effectiveness of the policies concerning housing prices in the period of regulations: 'tax, housing fund, loan supports' and 'the restriction'. This paper is composed of five chapters. The first chapter introduces the objectives and methodologies of the study. The second chapter analyzes the related theories and previous studies. The third chapter reviews historical evolution of korean real estate policy since 1930. The fourth chapter estimates the effect of the regulations from 1991 to 2009.

Lastly, the fifth chapter presents policy effect of the study results. The results give the following implications; Firstly, the regulation of new housing sale prices have no effect on housing price in the long run. Secondly, regulations by the concept for public real estate didn't have effect on housing price. Lastly, the LTV(Loan To Value), DTI(Debt To Income) regulations on the housing policy didn't limit additional rise in home prices by suppressing demand.
