As the financialization of real estate continues to expand, Real Estate Investment Trusts (REITs) have become an important investment vehicle in global capital markets. Despite extensive research on information transmission and market integration in financial markets, empirical studies examining price discovery among international REIT markets remain limited.
This study investigates the information transmission mechanism and price discovery effects among the REIT markets of Korea, the United States, and Japan. Particular attention is given to the structural changes associated with the COVID-19 pandemic by comparing the crisis period with the post-pandemic period. Using daily REIT index data from January 2020 to December 2025, this study employs Vector Autoregressive (VAR) model after controlling for nonsynchronous trading effects and verifying stationarity.
Granger causality tests, impulse response functions, and forecast error variance decomposition analyses are conducted to examine the direction, magnitude, and persistence of information transmission among the three markets. The empirical results are summarized as follows. First, during the full sample period, the three REIT markets exhibited an asymmetric and multidirectional information transmission structure rather than a simple hierarchical relationship. Bidirectional price discovery effects were observed between the U.S. and Japanese REIT markets, while the Korean market also played a limited information transmission role.
Second, during the COVID-19 period, cross-market information transmission and volatility dependence increased significantly. The variance decomposition results indicate that a substantial portion of the Korean REIT market volatility was explained by shocks from the U.S. and Japanese markets, suggesting stronger market synchronization and contagion effects during the crisis. Third, in the post-COVID period, market interdependence weakened while domestic factors became increasingly important. Most Granger-causal relationships disappeared, impulse responses became statistically insignificant, and the explanatory power of domestic shocks increased substantially.
These findings indicate that country-specific economic conditions and real estate fundamentals played a greater role in price formation after the pandemic. Overall, the results suggest that the REIT markets of Korea, the United States, and Japan became more integrated during the COVID-19 crisis but gradually shifted toward a more independent price formation structure in the post-pandemic period. This study demonstrates that price discovery in global REIT markets is time-varying and evolves in response to external shocks and changing market environments.
