宅地開發事業의 道路率에 관한 硏究

택지개발사업의 도로율과 토지이용계획의 관계를 분석했다.

본 논문의 주제는 택지개발사업에서의 도로율의 영향을 알아보기 위한 연구이다. 전국 118개 택지개발사업의 사례를 토지이용계획과 가로망의 관계를 분석하였다. 그 결과 다음과 같은 결론을 얻었다. 1. 도시계획시설기준에 따른 도로율 20%∼27%의 기준을 이행하고 있어 기존도시에 비해 높았으나 갈수록 증가하는 교통량을 감안할 때 평균도로율 23.9%를 더 끌어올려 선진국 수준으로 상향조정해야 할 것이다. 2. 지금까지 개발한 택지조성사업지구를 분석해 봤을 때 외곽 순환도로계획의 확보와 노폭의 확장으로 도로율을 높여 토지이용의 극대화를 기할 수 있는 토지이용계획의 수립이 절실이 요구되었다. The objective of this study is to investigate the relations between road occupancy ratio and site developed project. The case study about 118 kinds of domestic housing land development works and road network systems was done. The results of the case study were as follows ; 1. The average road occupancy ratio was 23.9%.

it was affected by urban facility standard(20-27%). But the increase of this ratio up to the levels of development countries is necessary because the traffic volume is expected to increase. 2. Land use plan to maximize land use utility through circumferential road construction and enlargement of road width should be devised.
