This study aims to identify the impact of the real estate market and regional characteristics on the lease registration order over the past four years, when the occurrence of lease accidents has increased. A multiple regression analysis was conducted with the number of lease registration orders for multi-family buildings as the dependent variable and the real estate market, regional population, regional households, and economic characteristics as independent variables.

As a result of the study, the variables that were analyzed as significant in all 12 models for the four years from 2020 to 2023 are regional dummies (for each of Seoul, Gyeonggi-do, and Incheon) and the proportion of multi-family houses over 20% among housing types. The regional dummies are positive (+) for Seoul and Incheon, and negative (-) for Gyeonggi-do, and the proportion of multi-family houses over 20% is positive (+).

In addition, the proportion of multi-family houses among housing types was analyzed by dividing it into four dummy variables, and in 2020 and 2021, all six analysis models were significant only at 20% or more, and in 2022 and 2023, models that were significant at 10% or more appeared, which can be inferred that more and more multi-family houses are experiencing lease accidents.

In this study, based on the results showing that the number of lease registration orders is high in areas with a high proportion of multi-family housing, the policy implications for preventing multi-family housing lease accidents, such as providing market price information on multi-family housing and introducing measures to avoid risks such as risk premiums when handling related products such as deposit return guarantees, establishing policies and improving the system through analysis of related precedents and cases, tailored regional rental accident prevention policy through analysis of regional rental accident causes, deposit system for rent deposit, and separately managing multi-family housing lease contracts, were presented.
