The Korean Civil Code Article 186 adopts the fomalism about the transfer of property rights of real estate by juristic act. Although contents of real estate registration, it is not fully stisfactory as registration system of property rights of real estate in the respect of managing the registration system. There is a high possibility of incorrect registration in the viewpoint of system. Since the stability of transaction is theatended seriously, the ideal of recordation and its trust is shaking fundamentally. That gives rise to distrust in the system itself.

Therefore, in this research, I investigated the problems pertaining to the register which is one element in the transfer of property rights of real estate. On the basis of research above-mentioned, I constructed an enacting guide-line to solve many problems occurring in registration system of real estate and proposed a possible measures to protect the trust in the transaction of real estate.
