초록
As the population grows, subway facilities have been constructed around the metropolitan to increase the efficiency of urban land use and to satisfy the traffic demand. Subway system restructures the form of land use and transforms the regional structure which may highly influence the land price. Therefore it is very important to study the locational effect of the subway station un the land price with regard to the land use plan and land tax system. This study aims to find the main factors which influence land price after subway construction.
The main variables of this study fall on influential factors of land price including accessibility(geographic distance from station, geographic distance from central station, lime distance from central station, geographic distance from subcenter), land use(land category, actual land use, use zoning, environment, number of crossings, degree of station development), regionality(road width, shape and topograpby of site, land size), population charateristice(number of passengers, density of population). The areas scope of this study were all 31 stations of the Seoul Subway Third Line. The land price of the investigated area were calculated in the time of January 1, 1995.
Random sample method was employed to collect a raw data among which 469 sites within 31 stations were selected from each station's located within 300 meters. Independent variables were classified by four broad category including a accessibility, land use, regionality, population characteristics. While independent variables were selected by the 4 groups as accessibility, land use, regionality, population characteristics and dependent variables were the individual site price, mean land price of station center, mean land price of each station. The followings were major findings as : Fristly, in case of accessbility, land price was high in nearly accessary to subway station.
The land price was highly formed in CBD area and showed the concentric circle pattern around CBD. Secondly, though it is remote area from each central station, the high land price was revealed in according to land utilization. The individual site price was more influenced by actual land use rather than the effect of use zoning. The number of crossings influenced more to the land price of station center than the land price of individual site. The land price in the double crossing station was 1.48 times high in a single route and 2.78 times in tripple planned crossing route.
The higher degree of station development deeply was also highly con-elated to land price in station center and the less developed the station, the more highly influenced to the individual site. Thirdly, this study was investigated the relationship between land price and many variables such as road width, shape and topography of site, land size; the high land price showed in wide road than narrow; topography was more influential than shape on the land price. There was no relationship between land price and unit land size.
Fourthly, the number of passengers and density of population were less significant of land price, In case of density of population above 10,000(persons/㎢, the individual site was utilitized to commercial land located in nearly subway station. The further geographic distance from station, the density of population was high, and land price was falled low. When density of population was above 30,000(persons/㎢ the land price highly showed instead.
