An Analysis Study on the Development Housing Corresponding to Street in Seoul Streets in residential area have been focusing more on recovery of publicity and development as a living space following the change of housing design paradigm and dissolution of exclusive·closed housing boundary. There has been constant criticism on the history of residential development after the 1960s and the closing of housing complex. Accordingly, recovery of housing publicity and planning of streets, as a concept of opened living space, have been emphasized continuously.
Recently in order to get over the closeness of housing streets, the housing site development district of metropolitan is generally applying specialized community - street under the district unit planning. Housing boundaries such as fences and soundproof walls are dwindling away. Meanwhile, how are the streets in the development housing complex changing? Late 90s when the development was over, an area which was densely concentrated with deteriorated housing has developed as one complex unit under the name of redevelopment housing.
When planning a redevelopment housing, there is an environmental condition which one has to follow - it should be absorbing the surrounding environment rather than changing it. Hence this study is to focus on the present of the development housing corresponding to the streets. Prior to the analysis, a precedent study was done on the changes of street planning and the generalization of today’s neighborhood street through the history of housing development from 1960s to 2000s. Based on this, cases which deal with neighborhood streets among that of redevelopment housing after the year 2000 were examined and analyzed by the planning element.
The selected housings had no fences or soundproof walls and reflected the surrounding characteristics well. There are total of seven areas examined in this study. The areas are classified by numerical overview and environmental characteristic as a general element, and land use planning ․ complex planning ․ construction planning as a planning element. The data used in this study have been organized by the elements of numerical overview and environmental properties so that one could analyze housing corresponding to street. First of all, after analyzing the numerical overview, they seem to have comparatively low floor ratio and be consisted of less floors.
The floor ratio was found to be rather high―250% due to the business value. However on two hills with 27% of slope, the floor ratios were each 190% and 200% and they were twelve-story high at most. Hence, it could be defined as a site plan that has reflected geometrical·regional properties. Secondly, in greenspace ratio, much larger space could be used for indoor or basement garage by making good use of deck which follows the slopes. Also, even though a redevelopment housing complex could be more spatial when planned up to 30% on ground. It is possible for the outer space inside the housing complex to approach as an eco-friendly one.
Considering the street plan from land using planning, the usage of land is divided into two elements―natural and artificial. To begin with, in the artificial elements, nearby street system would be improved and be repaired due to newly set up and widen streets. In cases of hills, pedestrian-only-street would be provided near the complex while considering pedestrian’s channel of movement. Secondly, parks and greens are planned as natural elements. Parks would be built in the intersection of concentrated housing complex or else, green pathway would be constructed along the pedestrian-streets both ways.
In addition, following the indeterminate ground form, it is possible to build resting area with the leftovers of lands after practicing the land use planning. In the entrance of the complex, a resting place is planned to be built so that it could provide the residents an area to get together at. In street side planning, entrance and pass planning and street open space planning, and composition of road and walk space are considered to be analyzed. Firstly, under the properties of developing housing, it is designed as four to six entrances connected to inner walk path, which let pedestrians have options and can choose on which way to walk on.
Secondly, designing open space is not simply ‘Road-Area-Open Space’ form but the place where green area, park, school, play ground and etc are located. This area is using the side area of housings as a public place. Thirdly, pedestrian street space, between the road and housing, is planning to be used as green pathway, resting place and persuade street type shops to move outwards. This would then, create an eco-friendly walk space. Street side building scheme has been divided into street side residential area planning and street side commercial area planning, then it is categorized by cases.
Firstly, as corresponding to street in individual living residential area, except for the fact that it is used as communal facility of lower level and some piloties moving path planning, it only considers about the layout issue. Secondly, there are several kinds of methods in planning the community-street. One of them is original independent commercial area planning, while the others are divided independent layout planning and yearly based planning. Yearly based commercial buildings are usually located in steep area as a distinctiveness of redevelopment area. This is why they are able to make community-street which apply a variety of programs to lifestyle in existing commercial area.
This study analyzes ‘corresponding to street’ by sampling seven cases out of 471 redevelopment housings. Selected cases of ‘corresponding to street’ have uniqueness of turning deteriorated dense residential area into redevelopment area which is led privately. These are different from the previous literature of the subject of the metropolitan housing development or abroad cases. Therefore, it is signific
