This study aims to understand the development pattern of non-residential uses in Single Family Residential District. The study focuses upon neighborhood characteristics that is likely to influence the compositional ratio of non-residential uses in a primary residential block. Multiple regression analysis is conducted to this study. The study area is 290 primary residential blocks in Nowon-gu, Seoul which is divided into the single-family residential district by roads in general residential area as compared with the non-residential block.
A total of buildable area in block was calculated and then was categorized into residential use and non-residential uses. The study conducts a series of statistical analyses to analyze the relationship between mixed-use pattern of non-residential uses and their adjacent neighborhood characteristics, such as street layout, access to subway station, bus stop, proximity to elementary school, FAR of block, development intensity of adjacent "apartment complex", a total number of buildings within the blocks. Non-residential mixed ratio facades to residential area uses was screened as response variable and their adjacent neighborhood characteristics are screened as explanatory variables.
The statistical finding are summarized as follows : First, the width of block facade has a positive relationship with the development intensity of non-residential uses. On the other hand, the bus stop has a negative relationship. This indicates that the wider street and the adjacent bus stop attracted non-residential development. Second, the size of the nearby residential complex has a positive relationship with the development sequence of non-residential uses. On the other hand, the size of the primary school has a negative relationship.
This indicates that the closer distance between primary school and the residential area, the larger the nearby residential complexes were expected to increase the potential user of the non-residential facilities, in single-family residential use. Third, the area for systemic characteristic factor, the area for national land plan, has a positive relationship with local retail and commercial uses and has negative relationship with open space. Given the result, the land use in cities is likely to that the rural land use resemble the nearby land use of the cities. Fourth, block profile has a positive relationship with the compositional ratio of non-residential uses.
This study indicates that the ratio of non-residential facilities is to be increased when the less the number of constuction and the higher the ratio of capacity in blocks. This also indicates that density of non-residential uses and scale increases more than those of residential use does. This study suggests that the designation of local zoning of non-residential uses in a primary residential district consider its local neighborhood conditions to create a desirable residential community.
Further, the findings of the non-residential mixed ratio is useful to set a permit range of the non-residential uses and use limitation plan processing including the other commercial uses through the expectation of the compositional ratio of non-residential uses.
