지구 특성과 지구단위계획의 대응 관계 및 개선 방법을 연구했다.

The purpose of this study is to understand the corresponding relations between the district characteristics and the current District Unit Plans, and to determine the problems and causes of such mismatches between the two. As such, the study is intended to propose improved methods that could properly reflect the various district characteristics in the Plans. For the purpose, the characteristics and their corresponding relations are analysed through statistical analyses such as cluster analysis, factor analysis, mean comparison of groups, multidimensional analysis for the physical status quo data and the planning data of all the seventy-one zones under the District Unit Plans in Seoul.

Until now, many informed experts have criticized that "the District Unit Plans do not adequately reflect the district characteristics." Significantly, this study has proven that such a criticism is partially correct through actual surveys of Seoul, the city that manages the largest number of District Unit Plans in Korea. Also, the problems and causes of the corresponding relations between the district characteristics and the Plans are examined through the interviews of planning directors of the nine Planning Departments and ninety-two planners who actually participated in the Plans.

Finally, in an effort to find an improved planning approaches to overcome the aforementioned problems, the study proposes to convert the current planning strategy 'by districts' to the strategy 'by themes' in the District Unit Plan. In the 1980's, the Urban Design had a strategy 'by sites' focusing predominantly on the architectural details that, in the 1990's, turned into a Detailed Plan with a planning strategy 'by districts.' Now, in the new millenium, it is seen truly urgent that the District Unit Plan incorporating the former two systems must have a new planning strategy 'by themes' correctly reflecting the district characteristics.
