The Phase 1 development of the Munhyeon Financial Complex (completed in 2014) in Busan represents a large-scale urban regeneration project aimed at establishing a specialized financial district, which has exerted multifaceted impacts on the surrounding officetel market.
This study utilizes actual transaction data from the Ministry of Land, Infrastructure and Transport and analyzes the development effects through a total of 16 Difference-in-Differences (DID) models constructed by combining three criteria—transaction type (sale/rent), time horizon (1-year/2-year pre-post period), and spatial range (500m, 1km, 2km, 3km from the BIFC center). A representative model (sale type, 1-year period, 500m radius) is selected for in-depth analysis of spatiotemporal impact patterns.
The results show that, during the first year following development, officetel sale prices in the 500m vicinity experienced a relative decline of approximately 13 percentage points, whereas rent prices exhibited a more moderate decrease extending over a broader area (up to 2km). In the second year, the initial decline in sale prices had dissipated, while statistically significant delayed price increases were observed in outer areas (2–3km, e.g., β = +0.071, p < 0.01). In contrast, rental market shocks had mostly subsided except for a continued suppression effect within 500m (β = –0.082, p < 0.01).
This divergent response is interpreted as a result of structural differences between the two markets: the sales market is more sensitive to investment sentiment and speculative expectations, causing short-term volatility, whereas the rental market, shaped by lease rigidity and stable residential demand, absorbs shocks more gradually. Notably, in the sales market, a spatially nonlinear adjustment process was observed, wherein the impact zone expanded outward from the center over time. By jointly analyzing both the sales and rental markets, this study reveals the wide-ranging real estate ripple effects of large-scale financial district developments.
It further suggests that policy responses should consider the structural heterogeneity between the two markets—for example, strengthening financial regulations to curb speculative sales activity, and adjusting rental supply to maintain market stability.
