As interest in domestic REIT has increased recently, investors' demand for REIT information has also increased. However, compared to the growth of Japanese REIT which was introduced in the same period, the move of REIT Korea was delayed considerably.
As of 2017, there are 5 listed Korean REIT and most of them are operated by private investors (94%), making it impossible to provide investment opportunities to small and individual investors. In addition, there is still a small listing of REIT, rather than new REIT. In order to grasp the problems of the Korean REIT, various analyzes of the REIT developed countries were attempted. The purpose of this study is to examine empirically the relationship between Japanese J-REIT returns and capital market and real estate market. As J-REIT are similar to Korea, they are mainly company-based and have a contracted management system. They are similar in terms of introduction.
Unlike major Asian countries or Hong Kong, J-REIT adopts the company- The authorities restrict the management of Japanese REIT to consignment management unlike the United States. . However, unlike Korea, REIT has grown to a market cap of more than KRW 110 trillion and is ranked as the world's second largest REIT market after the United States. Investment assets are not only concentrated in offices, but also in retail, healthcare, etc., making it a model for the REIT market. Therefore, the purpose of this study is to determine whether the J-REIT returns are affected by the real estate market or the stock market.
First, through the previous research, we understood the relationship between the commercialization of the REIT market, the real estate market, and the stock market in the US market, and constructed the variables to be assigned to the Japanese market. All variables required for the study were data published in Japan and refined as necessary. The analytical model verified the mutual influence of the three asset markets through the VAR model. The analysis shows that the relationship between the REIT, the real estate market and the stock market has changed over time.
REIT were the most sensitive to large-cap stocks between 2007 and November 2012, before taking over from Abe, but their influence declined over time. On the contrary, real estate-related variables were significantly analyzed in the influence from December 2012 to December 2016 after Abe was inaugurated. Prior to this period, REIT revenue was not inherently sensitive to direct property. In recent years, however, important relationships have been established. However, despite the tight link between REIT and real estate, large-cap stocks are still largely influential in the overall period.
